MVGM, the European leader in property management, has again won the tender for the administration of the Warsaw office complex Gdański Business Center. The property manager has been looking after the facility since the start of it’s operation in 2014. The investment, which is part of the Savills Investment Management portfolio, is one of the largest office parks in Warsaw, offering 101,000 sqm of commercial space.
Gdański Business Center is a modern complex of four A-class office buildings located in Warsaw’s Muranów district. Apart from the office space, the complex also includes restaurants, cafes, beauty salons, a kindergarten, a medical centre, a fitness club and a public courtyard with greenery and small architecture. Gdańsk Business Center also has 1379 underground and 76 above-ground parking spaces and infrastructure for cyclists with 416 bicycle racks, changing rooms and showers.
The scope of services provided by MVGM to Gdańsk Business Center covers comprehensive management of the entrusted property and includes technical, financial, marketing and administrative services. One of the main areas of MVGM’s activity is the management of relations with the tenants and of rental contracts. The company is also responsible for the implementation of modern solutions and activities in the field of ESG.
“Over the seven years of our presence in the complex we have become very familiar with its specifics, and most importantly, we have built a stable and collaborative relationship with its tenants. This extension not only demonstrates the confidence of Savills Investment Management but also confirms that our management model is fully aligned with our client’s strategy and proactively addresses the needs of our tenants. The extension of our presence in Gdański Business Center means that our team now manages projects totalling 1.5 million sqm on behalf of owners,” says Łukasz Mazurczak, Managing Director of MVGM.
“At Savills Investment Management, we are committed to providing tenants in all our investments with not only high quality commercial space but also the highest quality of service. At Gdanski Business Centre, MVGM has provided invaluable support in this regard, as they have been managing the complex on our behalf for many years and have done so excellently. I am convinced that our further cooperation will be as fruitful as it has been”, emphasizes Julia Racewicz, Senior Asset Manager, Savills Investment Management
“The tenants appreciate the building not only for its very good location and easy access to public transport, but also for its modern and diversified architecture, availability of green areas and high comfort of work, which is guaranteed by the standard of its interiors, modern systems, the possibility of flexible and free arrangement of space and access to daylight,” emphasises Katarzyna Jaśkiewicz, Key Account Director at MVGM.
Gdanski Business Center is one of the best connected office complexes in the capital city. The investment is located next to the Dworzec Gdański first-line metro station and the Warsaw Dworzec Gdański railway station. There are also many bus stops, tram stops and city bike rental points in the vicinity of the complex.
The advantage of this location is also the proximity of the Gdański Bridge, which facilitates access to the complex from the right bank districts of Warsaw.
The office building has BREEAM certificate on the Excellent level, which ensures low consumption of utilities, such as water and energy, which also has measurable benefits for tenants.
In all four fully leased office buildings work around 10 thousand people. Among the tenants of the complex are such companies as: Aviva insurance group, KPMG, Nielsen, Euronet, Philip Morris, GE or the Court of Appeal.
